PROJECT description:
The new project design aims to activate the town center with a concentration of civic and commercial activities in addition to higher-density residential use within walking distance. a variety of uses and building types will be mixed in the project, with the consideration of locating higher density commercial and residential uses near existing and potential transit stations.
with the intention of preserving the existing fabric and building under private ownership while utilizing city-owned parcels and leveraging ownership of properties owned by Guina group, the project starts with clearing the ground-level vehicle network and defining the hierarchy of circulation and accessibility. taking into consideration the preservation of some of the site’s existing surface parking, the new vehicular access route forms a loop within the site and connects two existing entries at southern and mill avenues.
at the heart of the project are two new elements: the mixed-use developments and the podium. the mixed-use developments include three separate buildings, providing a variety of different housing options: a senior lifestyle campus, workforce residences, and affordable and market-rate apartments. each building serves the users autonomously, not only providing living amenities but more so active lifestyle programming. the podium located at the center of the site and over the community and city-owned parcels acts as a connective tissue and pedestrian infrastructure for all the buildings and functions on-site. this fabric, connects the old and the new, providing the community with a public stage for civil engagement. bridges are provided to link the residences and existing commercials to the central public event space and bring opportunities for active the inner edge of the site.
